Oakley Loft Conversions · Leicestershire

The room already there, waiting to be found.

Dormer, hip-to-gable, mansard and rooflight conversions — turning unused roof space into the bedroom, office or en-suite a growing home needs. Across Leicester and the county. Trading as Oakley Loft Conversions, part of Oakley Crafted Construction.

What we do

Often the most space for the least disruption.

A loft is the room you already own. The work is in reaching it properly.

A well-planned loft conversion adds a genuine floor to a house without extending its footprint — often the best value space a home can gain. The craft is in the structure, the stairs, the head height and the light, all handled to building regulations. We work across Leicester, Cosby and the surrounding villages, and we tell you at the first visit whether your roof will give you the room you are hoping for.

What this covers

Every route into the roof.

I.

Dormer conversions

Added headroom and floor area — the most versatile and common conversion.

II.

Hip-to-gable

Squaring off a hipped roof to unlock usable space on semis and detached homes.

III.

Mansard

A larger, sympathetic conversion well suited to period and terraced streets.

IV.

Rooflight / Velux

Where the roof already has the height — the simplest, cleanest option.

V.

Bedrooms & en-suites

New rooms fully finished, plumbed and heated, not just boarded out.

VI.

Structure & building control

Steels, floor structure and staircases, engineered and signed off.

Our approach

Head height decides everything.

If the roof will not give you a room worth having, we will tell you before you spend a penny on design.

Not every loft is worth converting, and an honest answer at the first visit saves everyone time. Where it does work, the details decide the result — the stair position, the ridge height, the way daylight enters. We handle the structural design, the party-wall conversations where needed, and building control from start to sign-off, so the finished room is one you would happily sleep in.

Common questions

Questions we’re often asked.

Will my loft convert?

Not every loft is worth converting, and head height is the deciding factor. We tell you honestly at the first visit whether yours will give you a room worth having.

What types of loft conversion do you do?

Dormer, hip-to-gable, mansard and rooflight conversions, fully finished as bedrooms, en-suites or offices.

Do I need planning permission or building regulations?

Building regulations always apply; planning depends on the type. We handle both, plus any party-wall matters.

How long does a loft conversion take?

Typically several weeks depending on type and finish. You will have a clear programme before we start.
